What Do I Need to Know When Renting
a Property?
Q:
When are "In" and "Off" Seasons?
A:
"In" season for Naples is January/February/March.
"Off" Season is May thru to October inclusive. Mid
season is April/November/December. For the British market
the "Off" Season is an excellent opportunity to
enjoy the sophisticated lifestyle with lower prices and without
the crowds.
Q:
Are Property Taxes included?
A:
Our rates include for a 9% Florida Property Tax and all agents'
commission.
Q:
Can I rent for less than a month?
A:
Although many properties are quoted as monthly, 2 to 3 week
rentals can be arranged, particularly in the "off"
season.
Q:
What are "communities"?
A:
Developers in America tend to create an all-inclusive community.
This can include a golf course, club house, tennis, fitness
facilities, communal swimming pool and protected gated entrances.
Each community has its own identity and style.
Q:
How is the unit furnished and equipped?
A:
All of our properties are individually owned and are furnished
to the owner's own taste. Every property is fully furnished
and equipped, from modest to elegant. Everything necessary
for a holiday is provided for your convenience. These items
include all basic furnishings, appliances, telephone, television,
sheets and towels, pots, pans, utensils, coffee making, vacuum
cleaner, etc. Most of our properties have washers and dryers
in the unit or onsite unless otherwise stated. Extra items
such as beach items, cribs, hi-chairs, etc. may not be provided
and can be rented through local dealers. Our local agent will
be happy to assist you.
Q:
What services are provided during my stay?
A:
Cable television, local telephone service and electricity
(pre-determined amount) are provided during your visit. Long
distance calls must be made with a pre-paid card. The property
is cleaned before you arrive and after you vacate (final cleaning
costs are shown as a separate item on your account). Should
you want maid service while you are occupying the property
it can be provided at an hourly rate. Soap and tissue are
provided for your convenience before you arrive.
Q:
How and where do I check in?
A:
You will check in at our Agent (directions and late arrival
instructions will be sent to you at a later time). Check-in
time is 3.00 pm and check out time is 10.00 a.m. All keys
will be picked up at and returned to our Agent. There will
be a £20.00 fee for any lost keys.
Q:
What if something breaks while I am in residence?
A:
Should anything malfunction or break, notify our Agent immediately.
There is a full maintenance staff that will promptly attend
to any problem.
Q:
When will my security deposit be returned?
A:
Security deposits are required for every rental and held for
60 days after departure. Telephone charges, electric overages
and/or premium cable fees take from 45-60 days to receive
these bills from the owner. We will make every effort to return
deposits prior to 60 days.
Q:
Am I allowed to smoke?
A:
All of our properties are designated Non-Smoking. However,
in most of our properties, smoking is allowed in the common
outside areas.
Q:
What happens if I need to cancel?
A:
Unfortunately, a circumstance could arise that may force you
to cancel. You can cancel at any time, however, all pre-paid
deposits will be retained until a parallel tenant is secured.
Upon re-renting of the property deposits may be returned and
lease obligations may be cancelled less a 15% cancellation
fee. You are encouraged to obtain travel insurance to avoid
you losing your deposit(s) should you need to cancel. No refunds
will be issued due to mechanical failure, construction, weather,
or any other "Acts of Nature" except in the event
of mandatory evacuation of the area. With the Naples area
constantly growing it can be difficult to determine when and
where new construction will occur.
Q:
I am ready to reserve! How do I reserve a property?
A:
To reserve a property, a deposit is required at the time of
reservation. The balance will be divided in to two payments
with a payment schedule showing when each payment is due.
